These Terms & Conditions govern your use of the Exo Santorini website and all inquiries, requests, or reservations related to Exo Santorini ("the Property"). By using this website, contacting us, or requesting a booking, you agree to be bound by these Terms & Conditions. If you do not agree with these terms, please refrain from using the website or proceeding with a rental request.

Exo Santorini is available for short-term rental. The host reserves the right to accept or decline any booking request at their sole discretion, subject to availability and applicable requirements. Confirmed bookings may be subject to additional rules or requirements communicated at the time of reservation, including those provided through Airbnb or other booking platforms if applicable.

Guests must comply with all house rules, safety instructions, and local laws during their stay. Failure to comply may result in immediate cancellation of the reservation without refund, removal from the property, and/or additional charges for damages or cleaning as applicable.

The Property is strictly non-smoking indoors. Smoking is permitted outdoors only, and guests must ensure cigarette ends are properly disposed of and do not pose a fire risk or cause damage. The use of illegal substances is strictly prohibited at all times.

Pets are not permitted on the property under any circumstances. Parties or events are not allowed. Fireworks, confetti, or similar items that pose safety risks, require excessive cleaning, or may cause property damage are prohibited.

Guests must respect neighbors and the surrounding community at all times. Quiet hours are in effect from 23:00 to 07:00. Noise levels must remain reasonable throughout the day and night. The Property is equipped with noise monitoring systems and smoke detectors for safety and compliance with house rules. These systems do not record conversations but may detect noise levels and smoke presence. Tampering with or disabling safety devices is strictly prohibited and may result in immediate termination of the stay.

Only registered guests are permitted to stay overnight at the property. The number of guests must match the reservation details, and unauthorized overnight guests are not allowed. The host may request identification or verification when required by law or for security purposes.

Use of the pool, jacuzzi, rooftop areas, beach access, and all facilities is at the guest's own risk. Children must be supervised by a responsible adult at all times, particularly around the pool, jacuzzi, rooftop, and any elevated areas. Guests are responsible for using all facilities safely and in accordance with any instructions provided. The host is not liable for accidents, injuries, illness, or loss, theft, or damage of personal belongings during the stay, except where liability cannot be excluded under applicable law.

Guests are responsible for maintaining the property in good condition and for any damage caused during their stay, whether accidental or intentional, including damage caused by members of their group, visitors, or anyone on the property under the guest's responsibility. Additional charges may apply for damage, missing items, extra cleaning, or violation of house rules. The host reserves the right to request compensation and may seek recovery through the booking platform used or through lawful means.

Check-in and check-out times, security deposits, cancellation terms, and payment methods may vary depending on whether the booking is made directly, via Airbnb, or through another platform. When a booking is made through a platform, the platform's payment and cancellation policies may apply in addition to these Terms & Conditions. In case of conflict, the stricter rule may apply, unless otherwise required by law.

The host reserves the right to enter the property during the stay in case of an emergency, safety concern, suspected rule violation, or when access is required for urgent repairs, maintenance, or legal compliance. When possible, guests will be notified in advance.

To the fullest extent permitted by law, the host is not liable for indirect or consequential damages, including loss of enjoyment, travel costs, or alternative accommodation costs, except where required by law. Nothing in these Terms & Conditions limits any consumer rights that cannot legally be excluded.

The host may update these Terms & Conditions from time to time. The most current version will always be available on this website with the updated date.
